Silvertown February 2022 Update

The Silvertown Partnership (a joint venture between Lendlease and Starwood Capital) is excited to announce the next steps towards redeveloping Silvertown, one of London’s newest neighbourhoods. Since our last communications in 2020, the team has been hard at work making key revisions to the Silvertown master plan. We have taken a number of key lessons from the Covid-19 pandemic to inform our delivery a mixed-use, accessible, and vibrant new community in East London’s Royal Docks.

Over the next year, three applications will be submitted for Silvertown's regeneration:

  • Revised Masterplan Application
  • Dock Infill Applicatio n
  • New Royal Victoria Dock Bridge Application
  • Dock Infill Application

    A Reserved Matters Application (RMA) will be submitted to Newham Council to infill part of Pontoon Dock within the Silvertown site. The infilling of part of the Dock is needed to create additional land for development for Silvertown's Phase 1 and to increase the amount of new homes and public spaces on site.

    Future construction works on the reclaimed land created by the dock infill, including the development of any buildings, landscaping, or public spaces will come forward under the Revised Masterplan Application.

    New Royal Victoria Dock Bridge Application

    As part of the Outline Planning Permission received in 2016 for the Silvertown site, The Silvertown Partnership is committed to delivering a new bridge connecting the Silvertown site to the Custom House Station area.

    The new bridge will sit alongside the existing Royal Victoria Dock Footbridge (which will undergo improvements), and will connect Silvertown to the Customs House area.

    Let's Get Started: Building Silvertown

    Before construction can start on the Silvertown site, we need to undertake enabling works to prepare the site for future development. These works will include site clearance, removal and disposal of hazardous materials, demolition works, earthworks to level the site, and the removal of vegetation and trees along North Woolwich Road.

    These works will take place between the hours of 8am and 5pm, Monday to Friday, with some weekend working hours when needed and permitted. Silvertown's site neighbours will be notified well in advance of any out-of-hours work on site.

    Our demolition contractors, Keltbray, will be on-site between from February through March 2022 to begin initial works.

    Tree Felling at Silvertown

    Across the entire site, 109 trees will be felled during enabling works to allow for utilities to be installed and enable the construction of Phase 1 Throughout the construction of Phase 1, over 300 trees will be planted as part of our landscaping strategy.

    We are actively exploring ways to store and re-use the felled trees.

    We have issued notices to near neighbours to alert the public of the tree felling proposals and give sufficient time for residents to log enquiries and concerns.
